Mike Ratcliffe has been a Managing Director in housebuilding for 42 years, with notable successes in Ann’s Homes, Cala, Rushmon Homes and Fairclough Homes where he stepped down as MD in 1993 (retaining involvement for a further two years) to pursue the growth of Rushmon Homes and to launch Wolsey Securities Ltd.

Wolsey Securities was founded in 1994, and grew to become the largest specialist funder of residential development in the UK, with over 300 schemes financed by Wolsey under Mike’s leadership as CEO.

Stephen O’Brien (BSc, CA), Managing Director, Wolsey Securities

Stephen O’Brien joined the Wolsey Group in 2004 as Finance Director and spearheaded the successful growth of the business over the following three years, including raising £110million through Wolsey Residential Finance plc. Stephen became Managing Director of Wolsey Securities in 2009.

Prior to Wolsey , Stephen had gained 20 years experience either advising businesses or funding a wide range of complex opportunities from PFI/ PPP to joint ventures which included several housebuilders through his career with a Big 4 accountancy firm and part of Lloyds Banking Group.

Steve was a co-founder of Wolsey Securities in 1994 and Finance Director until 2004. Steve has 20 years experience in the housebuilding industry and holds a position on Wolsey's Credit Committee.

Angus Whimster (FCA), Director, Wolsey Securities

Angus is a chartered accountant and former investment banker with more than 15 years experience working in the Square Mile where he jointly managed a real estate team that specialised in the structuring and financing of senior debt, mezzanine loans and equity finance for residential and commercial property transactions.

Angus joined Wolsey in 2007 and his considerable experience as a senior property banker is used to provide tailor-made structured products both on a corporate as well as a property and project basis. He also works with proven mezzanine sources and maintains close relationships with a number of banks and funds.

Chris Foulkes, (BSc), Director, Wolsey Securities

Chris is a career house-builder, with 40 years experience in volume private speculative house building, 19 of those years at regional board level (13 years as MD) with a number of national volume house builders. He has considerable experience of land acquisition and concurrently managing schemes of two and three storey housing, high rise projects, refurbishment (including listed buildings), together with bespoke design schemes.

Chris joined Wolsey in 2002 and has 8 years’ experience of residential development funding, including risk analysis, financial modelling, and in depth due diligence, principally as managing director of the South West operation. During his lengthy career, Chris has worked through both good and challenging economic climates, always with an eye to maximising margin potential and the elimination of development risk.
